Both the 2011 average sale price as well as the 2011 average sale price per square foot showed a very slight gain over the 2010 results. Unfortunately, the number of transactions in 2011 is down 50% from 2010, with only 8 townhouse sold in 2011 versus 16 townhouses sold in 2010. It will be interesting to see if pricing adjustments will be needed to bring more buyers to this segment of the Bronxville market in 2012.</p>

While the number of properties sold in 2011 is unchanged from the number of properties sold in 2010, both the 2011 average sale price and the 2011 average sale price per square foot continue on a downward trend that started with the 2008 market crash. In this slowly improving economy and with mortgage rates at historically low levels it will be interesting to see if prices will begin to stabilize in this area of Mount Vernon in 2012.</p>

While the average price per sq. ft. is down 8% from last year, the number of transactions is up 18% over last year. This year we had a total of 9 houses sell for over $1,000,000 which helped bring the average sale price up 12% over last year, when only 2 houses sold for over $1,000,000. Last year from January 1 &#8211; August 31, 2010, there were 22 houses sold, the average sale price was $745,586 and the average sale price per sq. ft. was $318.04. Currently there are 40 houses on the market ranging in price from $399,000 to $2,599,000. In addition, there are currently 6 houses that are in contract.</p>

This year the average sale price per sq. ft. of $566.82  is virtually unchanged from last  year&#8217;s average sale price per sq. ft. of $566.45. The average sale price this year of $2,217,770 is up 3.4% over last year average sale price of $$2,145,502. The 32 transactions we had this year are down 32% from last year, when there were a record 47 transactions. Currently there are 30 house on the market ranging in price from $749,500 to $9,250,000.
