Please find below the 10 Year Market Data for Townhouses (Single Family Attached Houses) sold in Bronxville, NY 10708, Bronxville School District. Both the 2011 average sale price as well as the 2011 average sale price per square foot showed a very slight gain over the 2010 results. Unfortunately, the number of transactions in 2011 is down 50% from 2010, with only 8 townhouse sold in 2011 versus 16 townhouses sold in 2010. It will be interesting to see if pricing adjustments will be needed to bring more buyers to this segment of the Bronxville market in 2012.

Please find below the 10 Year Market Data for Single Family Detached Houses sold in Mount Vernon, NY 10552, Mount Vernon School District, Pennington Elementary School. While the number of properties sold in 2011 is unchanged from the number of properties sold in 2010, both the 2011 average sale price and the 2011 average sale price per square foot continue on a downward trend that started with the 2008 market crash. In this slowly improving economy and with mortgage rates at historically low levels it will be interesting to see if prices will begin to stabilize in this area of Mount Vernon in 2012.

Unfortunately, the historically low sales volume for a second year in a row is an issue for this segment of the greater Bronxville market. On a more positive note, the 2011 average sale price is up 6.3% over 2010. A still slowly recovering economy coupled with mortgage rates at historically low levels suggest that prices should remain fairly stable in 2012.

However, both the number of house sold in 2011 and the 2011 average sale price per square foot remains basically unchanged from 2010.
