Please find below the sales data for Single Family Detached Houses sold in the Bronxville P.O., Yonkers School District. The number of properties sold is down 19.2% from last year and the average sale price per sq. ft. is down 9.4% from last year. However, a $3,150,000 sale was largely responsible for bringing the average sale price up 18.8% over last year. If you were to exclude the $3,150,000 sale from the 2009 numbers we would still be up a very respectable 3.9% over last year.  From January 1 – October 31, 2008 a total of 26 houses were sold, the average sale price was $756,981 and the average sale price per sq. ft. was $352.49. Currently we have a total of 23 houses on the market and a total of 6 houses are either pending or have conditional contracts. The houses currently on the market range in price from $479,000 to $5,800,000.

However, the average sale price is down 38.9% from last year and the average sale price per sq. ft. is down 29.9% from last year. This year only 2 houses sold for over $1,000,000, while last year 11 houses sold for over $1,000,000. In 2008, from January 1 – October 31, the average sale price was $1,279,563 and the average sale price per sq. ft. was $412.41. Please find below the data for Single Family Attached Houses (Townhouses) sold in the Village of Bronxville, Bronxville School District, during the period of January 1 – October 31, 2009. The number of townhouses sold as well as the average sale price per sq. ft. are down from last year. Up significantly from last year is the average sale price, due primarily to the sale of 18 Prescott Avenue for $2,000,000. Larger than most houses in Bronxville, with 5 bedrooms and over 5,000 sq. ft., this townhouse pushed the average sale price up 25.8%% over last year. However, the sale price per sq. ft. of $388.88 for 18 Prescott Avenue was 22% below the average sale price per sq. ft. of the other five townhouses that sold, bringing the average sale price per sq. ft. down 6.7% from last year. From January 1 – October 31, 2008, ten townhouses sold, the average sale price was $912,045 and the average sale price per sq. ft. was $510.86. Currently we have a total of twelve townhouses on the market and in addition one townhouse has a conditional contract and one townhouse is pending. The townhouses currently on the market range in price from $740,000  to $1,395,000.
