Please find below the data for single family detached* houses sold in the Village of Bronxville, Bronxville School District, during the month of January 2010. The month of January typically doesn’t have a great many sales and this year is no exception, with just one sale in January. In 2009 there were no houses sold during the month of January. Currently, there are a total of eight houses in the Village that are in contract. There are an additional four houses that have accepted offers but are not yet in contract. All this activity bodes well for a much improved 2010 market.

Please find below the 2009 market statistics for One Bedroom Co-Operative Apartments sold in the Bronxville P.O., Yonkers School District, as well for the prior nine years. The number of Co-Ops sold in 2009 is down 3% from 2008. What’s not surprising to see, in this challenged economy, is that the average sale price is down 14.9% from 2008 and the average sale price per sq. ft. is down 13.7% from 2008. Both the 2009 average sale price and average sale price per sq. ft. are reminiscent of  the 2004/2005 numbers. Surprisingly, in 2009 we did have the highest sale price of the last ten years with the sale of 949 Palmer Road Apt. 6G, for $325,000. We will hopefully see the downward trends of 2009 coming to an end in 2010 along with a slow but steady economic recovery underway.

It’s not surprising to see, in this challenged economy that the number of Co-Ops sold is down 17.9% from 2008 and the average sale price per sq. ft. is down 4.5%. What is gratifying to see is the average sale price is up 8.5% over 2008. Overall, I would call 2009 a very respectable year for Bronxville Co-Ops.

Please find below the 2009 market statistics for Single Family Detached Houses sold in Mount Vernon, New York 10552, Mount Vernon School District, Pennington Elementary School, as well as for the previous nine years. In this challenged economy, it’s not surprising to see that the number of sold properties is down 40.6% from 2008. Not down as dramatically are the average sale price per sq. ft. which is down 12.2 % from 2008 and the average sale price which is down just 5.5% from 2008. Surprisingly, in 2009 we did have the third highest sale price of the past ten years with the sale of 25 La Porte Avenue for $1,450,000. Hopefully with a slow but steady economic recovery underway we should see the downward trends of 2009 coming to an end in 2010.

Please find below the 2009 market statistics for Single Family Attached Houses (Townhouses) sold in the Village of Bronxville, Bronxville School District, as well as for the prior nine years. In this challenged economy it is not surprising to see that the number of properties sold is down 30% from 2008 and the average sale price per sq. ft. is down 6.2% from 2008. However, the average sale price is up dramatically from 2008, due in a large part to the sale of 18 Prescott Avenue. Larger than many houses in Bronxville, with over 5,000 sq. ft., this townhouse helped bring the average sale price up 22.3% over 2008. Hopefully with a slow but steady economic recovery underway we should see the downward trends of 2009 coming to an end in 2010.

In this challenged economy, it’s not surprising to see that both the average sale price and the average sale price per sq. ft. is down from 2008. The major cause of these declines is that in 2009 only 3 houses sold for over $1,000,000 while there were 11 houses that sold for over $1,000,000  in 2008. However, we are down just 10% from 2008 in the number of houses sold with 18 houses sold in 2009 versus 20 in 2008. Hopefully with a slow but steady economic recovery underway,we should see the downward trends of 2009 coming to an end in 2010.
